Below you will find the terms and conditions of your rental at Johnny B’s Farm. We offer beautiful land by the lake for an outdoor ceremony setting, a spacious white chapel, a stone fire pit for outdoor entertainment, a reception/party area with tables, chairs, and moveable food bars, a fully-functionable kitchen and indoor restrooms. Below is what is included and excluded along with upgrades that are available for purchase. Please carefully read each bullet point so we can ensure you have full understanding of our policy/procedures and what we include/exclude from the price. We hope to make your day special!

Includes, optional add-on's available, see below:

  • Physical address of 165 Mason Grissom Rd. Rock Island TN 38581

  • Free Wi-Fi

  • Trellis by the water for your use if needed, Optional octagon arch ($100 upcharge), or triangle arch ($100 upcharge)

  • Indoor reception/party area

  • Tables and chairs that seat around 150 people (35 tables that set 4 people per table)

  • White chapel that seats 100 people

  • Fire pit

  • Parking BEHIND the barn (follow the parking sign)

  • Kitchen with sinks, refrigerator, microwave, and an oven

  • Moveable food bars

  • Initial cleaning before the first event night, trash bags, paper towels, soaps, and toilet paper for restrooms

  • Upstairs area of barn for bride or groom to prepare in (included in wedding package)

  • Bride and Groom seating with decorative chairs/table

  • Ceremony doors

  • Outside decorative Bluetooth Speakers

  • Small cabin down by water for bride or groom to prepare in (upcharge of $150)

  • PA System for reception area (upcharge of $100)

  • Optional Wood dance floor 10x10 ($150 upcharge)

  • Optional MR. & MRS. Black Marquee LED Signs (upcharge of $25)

  • Optional Black Cheesecloth for tables (upcharge of $50)

  • Optional Gold Metal Vases and White Flowers (upcharge of $100)

  • Optional Gold “Gift, Sign-in, & Favors” Wedding Signs (upcharge of $25 for all)

  • Optional Ceremony seating for outside wedding event (150 White Resin Chairs available) upcharge of $2.50/chair

  • Optional White table cloths for tables (upcharge of $150)

Excludes:​

  • Fire wood for fire pit

  • Catering or DJ service

  • Any table decor/florals, other than ones listed above

                                   

 

INITIAL NONREFUNDABLE DEPOSIT: a 30% of package selection listed below is due upon booking and will be applied to remaining balance. This is a non-refundable deposit. The full balance will be due 30 days prior to event date, with a $350.00 damage deposit. Any cancellations must be made 72 hrs. before event date. If cancelling, the 30% deposit is NON-REFUNDABLE. After event date, as long as no damage has occurred, the $350.00 damage fee will be refunded within 3-5 business days. We accept cash, Venmo, or check.
